- Park-Owned Homes: Park-owned homes are fine
- Parks with big issues or turnaround: We like them
- Age Restrictions: Both family parks and 55+ communities are considered
- Geography: Will consider deals nationwide
- Portfolio Acquisitions: Will consider portfolio acquisitions
